Planning & Zoning takes up the consolidation plat for the asphalt plant at 50 Roelker Road.
Ask this out loud
WHO determined that this plat conforms to the Zoning Code — and when?
Name or office. Date. The document it is written in.
Why it cannot wait
Wright City Code §410.010(I) requires the plat to conform to the Zoning Code before the Board of Aldermen approves it. Nearly every standard is measured from a lot: 40% open storage, 75% building coverage, height, step-backs, screening, and the property line that dust and noise are measured at.
The plat is what creates the lot. Until it is approved there is no lot — so there is nothing any of those standards could have been measured against. The City has confirmed in writing that it holds no storage calculation, no coverage calculation, and no document fixing where the plant area begins or ends.
If they answer
An official, a date, a document. Write it down. That is the record the public has been asking for since June.
If they cannot
“No responsive records,” or no answer at all, means no conformity is recorded and §410.010(I) is not satisfied.
What we are asking the Commission to do
Deny the plat, or recommend denial.
It is within the Commission’s authority to do that tonight. §410.010(I) required conformity to be established before this approval, not after it. The question is what the record holds now.
Come Monday. A full room is how this gets heard.
